New Investor needing Ideas.

Hi everyone, this is my first post. Long time listener of BP. 

I'm all lined up to buy my first Duplex +100 acers. Credit score check, Good paying job building homes check, home is cash flow positive check. They accepted my offer under market value check.

I've been in school for the last few years so my work history isn't long enough, it's been suggested that all I need is a cosigner, however this option seems closed to me. (Parents unwilling, other family tied up in other things.) 

I'm aware of hard money lending but frankly nervous about the prospect. Looking for additional ideas that will make this deal a reality. 

I've looked at FHA, USDA loans from 0% , 3.5%, and 20%. The mortgage lender is ready to go I just need to get past this last hurdle.
