What areas are people having the most success with the BRRR method? Can anyone share some recent real numbers on their purchase, rehab, rent, and refi numbers?

@Andrew Z. They're having success in cash-flow markets. You're not going to find good BRRRR deals in expensive neighborhoods or pricey coastal cities.
The midwest is a great place start if you're looking to BRRRR. Look for distressed property below market value. Create a deal with good negotiation.
PP: $80K, 3% down, owner occupied
Rehab: $18K
ARV: $135K
Cash-out ReFi 7 months after purchase, appraised for $120K, put $12K in my pocket. Left some money in the deal, but it doesn't matter.
