Suggestions on best B or C class areas in Ohio to invest in

Hi there!

I'm hoping my friends from Ohio can reply with suggestions on great up and coming areas of Ohio to invest in. 

I have been looking into Germantown but if there are any other areas with decent school systems, low crime and growing populations I would love to learn more about them.

I think houses in the "Washington Local School District" in Toledo will meet your criteria.
