Finding a lender while Self Employed for 6 months

Hello everyone ! I would love to hear your input on this issue I currently have . I am self employed here in Oceanside , CA with only 6-8 months of bank statements . I have around a 700 midfico credit score and have about a hundred thousand to invest into properties out of state . (PA , OH , OK or AR) My question is , does anyone know how or who I can go to or how to get myself a mortgage loan of around 150k- 300k . Advice is very much appreciated :) .

Hi Angel! I'm CA-based as well and have been self-employed for 7+ years, but my tax returns do not look great to lenders. I worked with someone at Quontic to get a non-QM quote, so they didn't look at my income at all — the rate is about 3% higher than what you'll find with a conventional mortgage, but it's a way in at least. Hope that helps!
