Can I Assign The Acres Of Land Instead Of The Distresses Property

I have a signed purchase and sale agreement for a distressed property. This property is on 8 acres of land, can I just assign the land instead and make perhaps a bigger profit? The seller wants 105,000 needs about 30,000 cosmetics. Homes in this area has been sold for average rate about 250,000 300,000, within the past 6 months. I looked up How much 1 acre has been sold in this area in the past 6 months, average about 57,000 a acre. I want to know if I AM in the clear to shoot for this.

@Hiram Lopez you have answered you own question. Just market it to people who would want it for the land. People buy property with buildings on it all the time and then demolish the building because they value the land. Sometimes you will hear the term “highest and best use” This is what it refers to. Is the best use to build on the land, or rehab the property
