seeking advice on a potential property in Lakeland Florida

I am seeking advice on buying a potential property in Florida its a 3 bedroom and 2 BRs in Lakeland Florida  , The owner want to sell the house to me The issues is he has a  "family member" still living there. The seller doesn't want to deal with the house or the family member anymore, my understanding the tenant is paying only 700$ which is way under what the rent market is today.  How can I go about purchasing the house for fair valve in today market  and getting rid of the  family member or should I leave it up to the seller to get rid of the family member before I entertain any deals.

Steven, it depends on size and location amenities.  I think all out rentals in that area are $2000 plus..
