High Closing Costs In Pennsylvania

I just bought my first duplex rental property last year and going to put an offer in on another today. Pennsylvania has very high title search and title insurance costs. My first property had very high closing costs at around $4000 for a 42,000 property. What is the best way to reduce these closing costs in Pennsylvania?
