My Tenant Offered Cash to Purchase Rental Property

I have a solid tenant who recently asked if I would consider selling my rental property to her. She is willing to pay cash. Given the strong current market, the fact that I have lived in the property for 2/5 years (and exempt from capital gains), and would not require a realtor, I am considering it. Does anyone have any experience with all cash transactions? Do I just need to line up a settlement attorney to consult ?
