8 bedroom house taxes - Pennsylvania

Hello,

Would an 8 bedroom house rented to college students be considered a commercial property and be taxed as such even though its not a duplex/triplex/quadruplex - just one pretty large house?

Zoning is determined by the city and county. The number of bedrooms or units doesn't determine "commercial." A house might be zoned commercial if for example all the units/faces are stores and the street is predominantly commercial use. As a residential investor you don't want the subject to be zoned commercial, it makes it harder to get low rate financing. The zoning of property is a public record, if you tell me what city I'll give you a link to lookup the address. Zoning can be requested to change with a conditional use permit, filing, hearings and the governing entity reviewing parking, traffic and other issues.
