Investment property in New Braunfels, TX vs Sacramento area, CA

Hi

I am planning to buy a SFR investment property and have two locations NB and Sacramento area - Folsom, Rocklin etc. Homes in NB are in 300's andd Sacramento area are like 500+. How to pick the right location for long term . Ideally will keep home for 10-15 years

Sacramento. More upside and there actually is a barrier to entry. School ranking are much better in Folsom or Rocklin. In NB only 2/14 high schools are over a 6.
