Found Investor w/ 100's of properties looking to offload

Hi BiggerPockets! I've stumbled on an investor with hundreds of properties and looking to offload some in a package deal.  The city is growing and values are high.  I've been offered the option to buy as a bundle CASHFLOWING properties.  Is it safe to be a beginner and go straight to a Big Deal?

red flag to me..   in this market if a seller is offering someone who is brand new some deal to buy a huge bundle of properties these could be management intensive and maybe not appropriate for a new investor..

real estate takes a boat load of cash in reserves to handle a huge portfolio.
