Exit Strategy/DST Advice

We have 5 single family rental homes in two markets which are paid off and almost completely depreciated and have doubled in value. They are cash flowing but not enough and we need idea's on exit strategies. We have considered a 1031 into a DST but have heard good and bad about them. Would welcome feedback on viable exit strategies.
