How to know what to offer on a off market deal

I have been searching for off market deals and when it comes to give an offer on it, I don’t know what would be a accurate price for it. For most off market deals you don’t know the numbers and they aren’t giving to you right away. Any suggestions to this problems? Thank you all so much!!

Ask the seller about the condition; has anything been updated, age of roof, hvac, electrical, plumbing, etc. From this you should get a good guess on repairs costs and can make your offer based on the rest of your criteria. 

Or you can do what every other wholesaler does these days- sign a contract with the seller close to retail, say it needs 10-20k regardless of repair costs, make up an arv, and email it to a list of disappointed investors.
