Partner Structuring (Sweat Equity and Capital)

Hi BP Team,

I'm curious to know how the team would structure this opportunity to benefit both parties.

I am bringing two properties to purchase to an investor that wants to bring the capital.

Property 1: Duplex, Purchase Price $280,000, Total Monthly Rent: $2,400, Estimated Rehab $6,000

Property 2: Fourplex, Purchase Price $550,000, Total Monthly Rent: $4,400, Estimated Rehab $10,000

How would you structure the deal to maximize value for both investors? The capital partner would like me to be the sole owner of 1 property within the next 1 - 3 years.

The capital partner will be 100% hands-off and I plan to do the property management for all 6 units.
