Apartment buildings, single-family homes, duplex, triplex, fourplex, condos, RV and boat storage, Self-storage, etc... What's been the easiest and most lucrative for all my fellow investors on BP?

Hi @Jayden Hamilton. I will answer it this way.… Any asset class that has a lot of mom and pop owners could have tremendous opportunity for you. In general, apartments have not been that way for some time. Mobile home parks, RV parks, self storage, boat and RV storage, and residential assisted living have a lot of opportunities like this. It’s basically looking for assets whose intrinsic value far exceeds the intrinsic value (the price).  

One must have a great acquisition strategy and the ability to execute on the upgrades. But the rewards can be stunning.

In 2/2020 we invested with a mobile home park operator who bought a property for $7.1 million. He executed on three of his four value upgrade strategies and unexpectedly received an offer six months later. He sold it for $15 million last December. That was over triple the investor equity in less than a year.   Good luck!
