What would you do? Need your help!

Hello All,

Need your help….I am selling my rental property in FL on Monday. I am moving the money to 1031 intermediary till I decide what is the best option. House is selling for 660K with 300K in outstanding loan.

Few options:

  • Pay 50K in taxes and put the remaining money in VTSAX (Vanguard fund)
  • Roll the money into 1031crowdfunding.com or kpi1031 or something similar in 3 different properties and get around 5% monthly cash flow
  • Pay 50k in taxes and put the remaining money in Norada Promissory note to get 15% monthly cash flow (I am accredited investor)
  • Buy a turnkey property for 660K to 1M – preferably a duplex/fourplex. Not really seeing any inventory so if you have any leads/recommendations would be really helpful.
  • Do a syndication deal, but I am not too familiar with it ☹

What would you do? Any other option that you can think of?

Remember this is not an all or nothing type of situation. You can take a little of the profit to put into an index fund and pay taxes only on that part. Lets say that you want to put 60k into the index fund. Then you would pay taxes on the 60k. The other 300k profit would go into the next 1031 property.

Also, you could buy 2 smaller properties that total 660k+.

I am sure others will chime in with other options. You have some flexibility. Just have to follow the irs rules.
