Pending Insurance Lawsuit on Prospective Property

A property I am interested in purchasing had some extensive repairs - water leak from roof resulted in wood rot.  The repairs were done by quality engineers and remodeling crew.  The repairs will be evaluated again by our inspectors before purchase.  My concern is that the current owner has a pending lawsuit with his insurance company regarding the repairs. Anything I should consider given the circumstance?  Will this affect my insurance rates, coverage, exclusions, etc..?
