I’m planning on starting wholesaling full time next month and my main concern is how long does it take to get a deal. I’ll be cold calling. I’ll be local in Phoenix, AZ

Also it can depend what you think a deal is, I have heard guys lock up a property for $1000 profit. If your going to do deals with that thin margin you may be able to get a deal quicker then let's say you held out for deals that only make $10,000 profit. Also I know guys who got a deal on there 3rd call and others took much longer. The more calls you make then the better chances but it also has a bit of luck sometimes too.

It’s not so much how long it takes, it’s more how many reps you get in amd how many sellers you get in front of. Typically, per 250 calls, you’ll have 10-20 legitimate conversations where someone is interested in selling. Out of those 10-20, you might have 1 that is an actual deal. If you’re not good at salesmanship, it will be more calls. If you’re a great salesman, you might get 1 deal per 100 calls.

@Daniel Hurtado I don’t wholesale, I fix and flip (keeping a few for myself as rentals). Took me about 4 months to get under contract on the first one in Florida.

Please define what you think a "deal" is.

If you have a scummy personality, then pretty quickly. If your a decent human being, then between 1 day and 1 decade.
