Buying property Jersey Shore

I am selling a small commercial building for 500K and would like to do a 1031 exchange. I live in NJ. I already have a STR vacation property in Florida ,which I am getting a good return, have a good property manager, but somehow, I would like to visit my next property more often. That is why I am going to first look  the Jersey shore. I do not want to deal with LTR given government moratoriums and rent control.
Can anyone give advice which shore town I can get decent  condo or house with a a reasonable return.
