Splitting a Beach house Rental with friends - do lenders allow?

Im an investor in Northern VA looking for the next deal when a few friends and I get to talking, what if we all go in on a beach home?? Aside from us splitting and buying cash, Im aware that lenders are hesitant to loan to people who are not married, not an established company, etc. Has anyone successfully gotten a loan for something like this? Are they ok with lending if we set up an LLC between us? It would be a total of about 3 friends, and we are looking at VA, MD, DE, SC and maybe FL. Thoughts? Thanks!
