How to sell a whole portfolio of SF rental houses?

I am curious how it would work to sell 10 SF homes as a whole portfolio to a buyer? Has anyone ever done this here? Is this something that a title company can typically figure out?

I appreciate your experiences I can learn from. Thanks.

I think he meant Single Family where rents are up 10-30% yoy, not San Francisco where I guess your saying rents are down. (I don’t think he listed a market which certainly wasn’t helpful. Unless it turns out he did mean San Francisco and I have to eat crow.)

That being said. You’ll still get at least 10% if not 20-30% more selling the properties one at a time. An owner occupant is only going to want one, and they are most likely to pay 5-20% more than an investor. Plus anyone buying 10 properties is going to want at least a 10% discount. 

In closing. If timing is more of an issue than total money. I would bet you a dozen doughnuts you’d get a better net price from Zillow/Opendoor/offerpad than from investors.
