Starting out/what lender

Hello,

I'm new to this and wanting to learn more everyday. My goal is to get 10 properties by this time next year I have two single family rentals currently but wanting to know the best lender people are using for smaller single family houses between 50k-100k. If anyone has done deals with any lenders along those line which ones and how are their rates and fees.
