Heading to Las Vegas this weekend to look at properties

Hello. My apologies if this isn't the forum to post this.

My wife and I are heading to Las Vegas this weekend. We currently have a couple condos there, and a couple rentals near where we live in Southern CA, and are looking to buy another investment property. My wife is primarily interested in appreciation and is looking for a house. I'm more interested in multi-family to get some cash flow. This is a regular debate between us.

I'm looking for recommendations, either specific properties we should consider, or general thoughts on investing in Las Vegas. Note that we live in Orange County, CA, so a lot of rehabbing would be difficult for us to manage.

The multi family in Vegas is rough. You could get cash flow with a rent by the room strategy. I have helped a few clients lately this way. You can turn a negative cash flowing SFR into a real winner.
