@Jacopo Iasiello I would look for an asset type that has a high percentage of mom and pop operators. They often don’t have the knowledge, resources, or desire to improve income and maximize value. Thwy don’t need to due to historically compressed cap rates. They effectively have a lot of untapped intrinsic value that you can tap if you know what you’re doing.

My firm analyzes a lot of deals like this, and we have found that self storage and mobile home parks have more opportunities like this than any asset types we’ve seen. Good luck!
