How are interest rates affecting your investing?

For me I just closed on a property with a 5.25% loan. That rate 30 days ago was 4.5%. I almost backed out of the deal but decided to suck it up as it still had reasonable cash flow. I will say that financing NNN lease deals is now much harder unless you put more money down and of course that takes away the power of leverage. So yea the Fed has got my attention and I will be slowing down my NNN Investing for now.

As long as there is positive cash flow it doesn't matter what the rates are.
