NEED IDEAS on Increasing Monthly Income in Industrial Property

I'm putting together my first commercial deal on an industrial property for my business. I had a tenant lined up to sign a LOI on the excess warehouse space, and now he's backing out. The monthly payment is a big nut, even with that rental income. Do you have any ideas for generating additional monthly income?

The property sits on a road that is all commercial/light industrial, with only business traffic. About 1/4 of the property is a fenced gravel lot with security cameras and another 1/4 of the property is retention pond.

My initial idea was to use the extra lot space for RV/boat parking or storage pods. I have also seen on these forums that people leasing commercial rooftops for 5G use. I'm unsure if there is a way to monetize the retention pond area. I'm told it is stocked with bass. lol 

For all of you experienced commercial investors, what other uses for the property can I employ to increase my monthly income?
