First Wholesale deal with a commercial property. NEED HELP

I am working on a current commercial property wholesale deal. This would be my first Real Estate deal period, other than purchasing a home for my mother back in July. I need a little guidance in getting the Seller and buyer under contract. A little advice and guidance will be compensated.
