Need Retail Leasing Advise

Good Afternoon Everyone, I'm new to retail leasing and have just been brought on to work directly with a developer as their In House leasing agent in Houston TX. I'm currently on CREXI & LoopNet but have not had much luck on either site.  I was wondering if anyone is currently using the Retail Lease Trac to find tenants?  This tool is not cheap and with every marketing dollar counting I want to make sure it is money well spent.  If you know of a better software please let me know.

Put a sign in a front yard on one of your lease listings and tenants will call you non stop.
