Passive Investment Opportunites in Texas

I am new to the forum and real estate investing. I have been researching passive investment opportunities in the self storage sector or commercial apartments.  Any advice on how to start?

Can you give an outline of what they charge??

When putting together syndicates for investors to put money in or blind pools there are rules that have to be followed. It costs money to be the managing member and do all the reporting, distribution to investors, accounting, legal etc.

For my fund what I am not interested in is smaller investors. In other words I do not want investor buy ins of 25k etc. I would rather have a smaller group of larger investor amounts.

My set up is commission going in and out because I am a principal commercial broker, equity percentage, and cash flow payout after the investors get paid first.

If a lot of those components were stripped out it simply would not be worth my time as I do very well transacting commercial deals for my clients.
