Orange County Realtor seeking advice on Austin Texas commercial market

I am currently in Orange County, California helping a client with investment properties locally. He has now thrown in the mix that he would like to acquire a commercial investment property in Austin Texas as well. I know nothing about Texas and need some assistance with ideas on areas within Austin to search, and people to call about some cash flow properties in the 1-1.7million range. Any help would be greatly appreciated,

If he goes 2.5 mill or higher in price he can land non-recourse and a non bank loan putting 25% down.

Makes more sense for COC and good leverage with a 10 year term and 30 year amort. schedule.
