Master lease options

I am considering a commercial retail property and curious if doing a master lease with a purchase option would be a good fit. What would the pros and cons be? Would the owner still be on the hook for major capital repairs such as an HVAC failure, roof replacement, etc? If it were a ten year lease, would the option price typically go up too? I appreciate the insight!
