Opportunity to purchase a C-1 Zoned Lot

I have an opportunity to purchase a 0.13 acre lot in a C-1 commercial zoned area in Huntsville, Alabama.  The asking price is $6k.  The property is located on the edge of the projects however it is across the street from stores like Home Depot and Costco.  Do you recommend I invest in this opportunity?
