Rent in Times Square

I saw in this FORBES article that Vornado only charges about $13/sq ft for the Marquis Theatre in the Marriott Marquis. I know that it’s on the third floor of the hotel without street access, but $13 seems far too low. Does anyone know if this is right or reasonable?
