Looking for education Re: brokers

Hi, I'm new to Leasing / Retail. Can someone tell me, how lucrative is the leasing business for brokers? I noticed on one deal I got to review, a broker representing a Tenant got just under 98K for one deal. Of course I'm not going to let those figures cross my desk without getting educated on the business :O).

Can someone tell me, what do you call these brokers, Commercial? Retail? Leasing? How many deals do these people expect to get on average a year? How can I find the annual salary for these groups of people in Real Estate? I'd also like to know what the requirements are to becoming a broker and, why more people aren't focused on this segment of the market than say residential. I mean, I have my own thoughts as to why, but if you are a residential broker/agent, I'd like to hear why you are not doing what I saw. Thanks.

What most don't understand and never will is that 10% of the agents/brokers do 90% of the business, The others fight over that 10%.

So what does it take to be in the top 10%?

1. Knowing people not a circle of a hundred friends but known by a thousand.

2.If you are a builder helps.

3. Being sophistacted when necessary and a commoner when dictataed, being personable to all kinds of people. Personality.

4. Knowledge, many are plain stupid and get by on the above assets, otherwise, being knowledgable giving good advice is almost a last issue.

5. If you can manage the first 4 and can market yourself you can join the 10% club.......IMO.

If not, you'll be bucking the system.......but if you don't know the basics of RE, you don't have a chance 10 years down the road.

I have never met a dishwasher who was successful in RE, I bussed tables as a kid, but that doesn't really count. If you're 30 and don't have a clue, IMO you can make it but it will take work! This is not a business for dumbies or slackers......
