Promissary Note HELP - How to approach an investor?

Hey Guys,

I am from Canada and I have a great commercial deal in the pipeline. I am looking for 100,000$ for my portion of the investment. this is my next step in real estate (raising capital) because i have used all my money in my current portfolio.

I have an investor that wants to invest and I have have briefly explained the opportunity over the phone.

I have also spoke with a lawyer about how to do this.

What I am needing help with is how to approach the individual and look professional and give them options to feel as if they get options as to how they can receive their money.

This is what I am thinking, 100,000k loan , payment interest only annually 5-8% . 3-5 year term. Principle returned at completion of agreed term.

Does anyone have a proposal template that I can use to help me look more credible and not leave anything out. I don’t want this to be confusing for the investor.

Any advise would be greatly appreciated.
