Apartment Syndication Books or Papers???

Hope to bring back around this specialized forum. I will be calling Mr Hancock tomorrow to hopefully set up a meeting in the coming weeks, will gladly drive four hours one way to speak with an expert, but was wondering if there are any good hard copy resources available for investors that don't have their JD???

Do a Google search on:

1. Ray Alcorn's Dealmaker's Guide To Commercial Real Estate
2. Gene Trowbridge's material
3. Joel Block's syndication symposium (top-notch!)
4. Samuel Freshman's book...name slips my mind

It really depends on what all you want to learn about. Item 1 is about everything related to commercial real estate, entity structure, PFS sculpting/grooming, financing, deal structure, etc.

Item 2 is mostly legal-centric.

Item 3 is about how to raise money. IMO this is the most important thing to learn as a syndicator. The best material in the world still has to be sold to investors and structured properly. This is not a do-it-yourself project.

Item 4 has a lot of great material in it and is a good first overview.

I have about 10 more books in my library worth reading, but IMO those above are the best that I have found thus far. Nothing beats teaming with someone to get real world experience though.
