Son, am a commercial broker.
Can assure you if we have an off-market (i.e. no listing agreement), why would we tell other brokers who will go after the listing against us?

You don't get on list by asking. They bring it to people they know can close quickly and reliably.

You can get on lists by signing up for the OM on Loopnet, Crexi, CBRE, Marcus & Millichap, Walker & Dunlop, Thalhimer, Cushman etc. A quick Google search for the top commercial / multifamily brokerages for the type of property you're after will bring up lists of the top firms. Then sign up for the email list.

They have CATCH ALL sign up lists and then INTERNAL lists. Internal lists are favorite lists. Those are the ones that tend to get first looks and dibs on properties.
They keep internal lists not just for buyers but also commercial brokers like myself that work with high net worth buyers exclusively. They know I will be working on that side of the transaction so that newbies won't bombard them with 1,000 questions and waste their time.
So sure sign up for lists but since you are unproven likely get shown the trash and marginal stuff others passed on already that viewed in the internal list.
