What Do You Look For When Leasing?

Good afternoon, I wanted to reach out to the forum because I became a Realtor in February of this year. I am in the process of taking classes on the commercial side of the business in order to start helping commercial clients. As investors and owners or commercial properties, I'd like to know what you typically require of your tenants when you are looking to lease a space. I know it may vary a lot based on the size and location of the space but I'd like to know how you qualify a tenant. I will start small with clients that need smaller retail or office spaces.
