Warehouse options for a long lease

In need to lease a warehouse to open a brewery in Houston Texas or outskirts. Is there anything specific that I should be paying attention to when walking the different warehouses?

Do they come with the needed inspections like frame, roof, electrical, plumbing, etc or this is something that the tenant needs to get done?

You should know what you need?   Height requirements (how tall are your vats or tanks) , door height requirements, waste water requirements, electrical requirements etc....so you can verify that the space meets your requirements.   How are you going to ship product?  in a semi?  Is there space and dock for them to get in?  Park overnight?

Will you have on premise consumption?   Does the city or area allow for that.   If you do it, is it easy for customers to find?

Those are just a few of the things I can think of....how about office space?   Does cleanliness of the neighbors matter?   Like if there was a woodshop next door that puts a lot of dust in the air, would that be detrimental to your operation?  Or a paint shop?

No need to answer to me, just some considerations I thought you might find helpful.
