Pre Pre-Foreclosure Leads

When people are late on payments it shows up on credit scores first before a default is filed. Anyone have ideas of how to get these leads? These are obviously terrific as they are still probably opening their mail and there isn't as much competition. Any thoughts?

I concur with John, there is no means for an investor to find out who is late on their payments.

Rather then taking the machine gun approach (sending a targeted message to a untargeted audience or carpet bombing as John refers to it), set your sights on the audience that is most likely to find themselves in this situation sometime in the near future.

Examples of a potential target audience for your marketing message could be homeowners with ARMs due to adjust & option ARMs due to recast---the probability that this audience will contain members that won't be able to adapt to the loan adjustment is one of the leading causes of the foreclosure trend today.

Your head is in the right place---now give some thought to the "cause" and market to them before the "change" or "effect" happens...

P.S. The credit report isn't as private as it use to be John---the credit bureaus (in effort to create another revenue stream) starting selling trigger leads earlier this year which now allows lenders to purchase leads based upon another lender pulling somebody's credit...
