Benefits to Seller of a Short Sale

Seems like alot of people here are extensive experience in Short Sales. While I have done a couple with Sellers I have only one reason I can think of a Seller would want to do one.

Well maybe two:

*Possibly not recieve a deficency judgement
*Looks somewhat better on credit report. Although I have heard that foreclosure or Short Sale can be overcome in a few years if someone is good with credit after the fact.

I am by no means an expert here but am curious what some other reasons to do a short sale are. I am talking from a sellers perspective here. I understand why a investor would want to do them.
