Help with a Foreclosure

Hello BP, I have a friend who filed for bankruptcy a few years ago. He and his ex owned a home at the time of the bankruptcy filing. He moved from the house thinking that he no longer owned the home after bankruptcy. He recently got a letter from the bank/ debt collector saying that he still owes about $85k for the house and he has 30 days to pay. Can his girlfriend purchase the home for the balance owed. If so how would that work. Would she be able to get a traditional loan or would she have to do a hard money loan and use the property as an investment property?
