What is a short sale how I even do this deal who is all the parties involved. What paper work I need to do a short sale and is it the same process as a whole sale deal is there any fees involved.

Please stay away from short sales. All you're going to do is waste a lot of people's time, and maybe keep an owner from selling to a real buyer, before they get foreclosed on.
