Best and worst case scenario of quiet title for tax sale property

I have a county collectors deed for a property. I have found the recorded owner, who defaulted on the mortgage note,  but the holder of the deed of trust is MIA. The last recorded deed holder was a mortgage co that went out of business years ago. I have had a title co attempt to find where the deed transferred too with NO luck. Is this an "easy" Quiet title or could it be costly? Any response will be appreciated. Its very difficult to find an attorney around here who will do the quiet title cases let alone answer any tax sale related questions.
