REO's In the Boise area

Hi there everyone, I'm, like everyone here it seems like and am relatively new to REI. Right now I own one duplex in Ada county and am looking into anywhere else within 30-50 miles of Boise. Right now I'm in this weird spot where I wouldn't like to move so it would be an investment, and I'm making more money then I know what to do with (terrible problem I know) and would like to find another place that I would be able to rent out.

My question is to any investor in the Ada/Canyon area is where is the best place to find REO's, foreclosures and/or deals in general. I'm on the MLS at least 15-20 hours a week and find it pretty hard to find any rental who's numbers work out well or that needs any work. I have thought about doing Direct mailer and wanted to see how people IN MY AREA are doing with that.

I have heard of gamblers, aka, speculators looking for appreciation gains, consider replacement costs when they invest. If the cost to rebuild is significantly higher than the cost to buy a property and it is reasonable to believe that population growth will continue to rise, one might hit the jackpot. I don't play that game and believe that a buy and hold property must make sense the day you buy it. 

The Treasure Valley is HOT right now and if you are looking for cash flow, send out direct mail. Properties with high equity, absentee owner and owner occupants, driving for dollars, code violation lists you can get from municipalities, tax delinquent, pre-forclosures, and so on. Pick one, they are all great! Dig deep, you will find a deal!
