How to find out what type of deed is being offered?

Hello,
I am researching several homes going to auction and I can't find what type of deed is being offered. I am using Auction.com. Help!

Auction.com typically provides (via PDF download) a copy of the Purchase Agreement that must be executed by the winning bidder. If you review the section of that agreement regarding Seller deliveries, you will be able to determine the type of deed the seller will be executing -- likely a special warranty deed.

Thank you Tom. Do they only put the purchase agreement out when the auction begins? I've looked at every file they offer but there is no purchase agreement. Bidding begins in two days. I've checked the clerk of the court website where the bidding will be held and found no info.

Ah -- Florida. A Certificate of Title will be recorded rather than a deed. No warranties. Check the county website for terms of sale.
