Do you include addtl reports/stats with your BPO or SS package?

Hi everyone,

I'm going to my first BPO today. I'd heard it could be useful to give the appraiser repair estimates and comps. Does anyone else do this?

Also, do you ever include crime reports, etc. in your ss package?

I would focus your efforts on providing information relative to property condition. Independant third-party documentation like home inspection reports, insurance claims, recent repairs receipts or estimates work best.

If there is some obvious work needed like a new roof, then providing repair estiamtes from a licensed contractor can also be very useful.

Make sure you note that whatever information your providing the appraiser or agent will also be provided to the lender and that you believe it is in their best interests to consider the information.

Most agents and appraisers will not be able to use handpicked comparables becuase they are required to make an independant analysis. However, I will add those into my report if those handpicked comparables were in similar condition.
