Neighbor is about to foreclose

My rental shares a wall (townhome) with my neighbor who is about to foreclose on the home. He’s told me he’s going to court for mediation. I don’t know much else. I would love to pick up this home. Any advice? Maybe there is a way to contact the bank ahead of for sale/auction? Sidebar, I’m closing on my 2nd rental next week!!! Thanks, Annie
