Pre-foreclosure Trustee sale?? When to buy?

Hello fellow investors,

I am new to investing and I am looking for my first deal in the foreclosure market. I have found several properties with decent equity that have already gotten the notice for Trustee sale. Can I still step in an attempt to help the homeowner avoid foreclosure or do I need to wait for the auction process?
