I aware of how the wholesaling process work but can someone explain to me how the process ( paperwork) goes when it comes to wholesaling pre foreclosures

In many states including MD, There are laws to protect homeowners in ore-foreclosure. These laws can have very tough penalties; high fines and jail time. 

 same on the west coast.. this is not an area the wholesale community should get anywhere near.. you tie up a home and cant close and the people lose it.. there could be felony prosecution that will follow..  And rightfully so.. so many wanna be investors with no money got into this stuff and really harmed many good americans.. its sad really.
